The following guidelines will be used in reviewing and approving lease applications:
- Each applicant 18 years and older who will reside at the property must complete an application and pay the $35 non-refundable application fee.
- One month’s rent and a security deposit in the amount of one month’s rent is due once your application has been approved. The funds must be remitted in the form of a money order, cashiers check or other form of payment acceptable to the landlord. Personal checks are not accepted.
- If pets will be residing at the property, an additional security deposit per pet will be due at lease signing.
- Total combined gross monthly income of all tenants should be at least 3 to 3.5 times the monthly rent. Recent pay stubs or other supporting documents must be provided.
- You must be able to show a minimum of 18 months recent acceptable rental history or mortgage payments.
- You must not have any felonies and crimes against other persons.
- If you have been evicted in the past you must have 5 years of good rental history.
