Leasing Guidelines

The following guidelines will be used in reviewing and approving lease applications:

  1. Each applicant 18 years and older who will reside at the property must complete an application and pay the $35 non-refundable application fee.
  2. One month’s rent and a security deposit in the amount of one month’s rent is due once your application has been approved. The funds must be remitted in the form of a money order, cashiers check or other form of payment acceptable to the landlord. Personal checks are not accepted.
  3. If pets will be residing at the property, an additional security deposit per pet will be due at lease signing.
  4. Total combined gross monthly income of all tenants should be at least 3 to 3.5 times the monthly rent. Recent pay stubs or other supporting documents must be provided.
  5. You must be able to show a minimum of 18 months recent acceptable rental history or mortgage payments.
  6. You must not have any felonies and crimes against other persons.
  7. If you have been evicted in the past you must have 5 years of good rental history.
