Before you apply

Leasing criteria

Please be prepared to pay the $35 application fee. You will also need to provide a copy of a valid government-issued ID and proof of income.

We will use the following criteria to review your application:

  1. Each person age 18 or older who will live at the property must submit a separate application and pay a separate $35 application fee. Each application fee is non-refundable except as required by law.
  2. We will review a consumer report that may include your credit history, rental history, eviction history, and criminal history. If information in that report contributes to a denial or approval on different terms, such as requiring an additional deposit, you will receive any notice required by law.
  3. The combined gross monthly income of all applicants must be at least three times the monthly rent. You must provide recent pay stubs or other acceptable proof of income.
  4. You must have at least 18 months of recent, satisfactory rental or mortgage payment history. If you do not have rental history, such as if you are a first-time renter, you may still qualify by paying an additional security deposit.
  5. An eviction judgment within the past five years is grounds for denial. An unpaid balance owed to a landlord or property management company, as shown on a consumer report or verified rental history, is also grounds for denial unless it is paid in full before the lease is signed. We do not consider eviction filings that were dismissed or resolved in your favor.
  6. We consider criminal convictions within the past seven years, not arrests. A conviction for an offense involving harm to a person or property may be grounds for denial. We will consider your individual circumstances, including the nature and seriousness of the offense, how long ago it occurred, and any evidence of rehabilitation.
  7. If your application is approved, you must pay the first month’s rent and a security deposit equal to one month’s rent before you receive the keys or move in. Payment must be made by money order, cashier’s check, or another payment method accepted by the landlord. Personal checks are not accepted.
  8. If you will have pets at the property, an additional security deposit is due for each pet when the lease is signed.
